The answer to how to get cited by ChatGPT as the best agent is uncomfortable: in most markets, the agent AI names is the one who published the ranking. Local Falcon's August 2026 study of 37,500 AI searches found that 18 of the 25 most-cited agent websites carry a best real estate agents in the city page, and that pages of that kind absorbed about a third of every citation an agent website received. The publisher is almost always the one named best on their own page. Production volume, meanwhile, was close to invisible: only 21.2 percent of the highest-volume agents in those cities were cited by any AI platform at all.

This guide is for the top producer who cannot get ChatGPT to say their name, and for the agent deciding whether publishing a best-of list is smart or embarrassing. It covers why the pattern exists, what the page has to contain, what the ethics rules say about ranking competitors, and the parts of this that are not worth doing.

Why ChatGPT Names Other Agents and Not You

Because a language model cannot see your production. It can only see what has been published and attributed to you.

Local Falcon cross-referenced RealTrends Verified production rankings against the agent websites cited in its study. Only 21.2 percent of the highest-volume agents in the 100 cities studied were cited by any AI platform, and among established agents who publish a website, 91.5 percent were never named once.

Closing 80 homes a year is a fact recorded in your MLS and your brokerage's internal reports. Neither is a place a model looks when someone asks who the best agent is. What it finds instead is a page that says, in plain sentences, who the best agents in that city are. Someone wrote that page, and in 18 of the 25 most-cited cases it was an agent who put themselves at the top.

The concentration is easy to underestimate. When AI Search Masters put the Tampa market to ChatGPT, Perplexity, Gemini and Claude in September 2026, the four engines produced 51 names between them and exactly one agent appeared in every answer. Consensus is the rare outcome, and it does not fall to whoever sold the most houses.

Two objections deserve answering here. If you already pay for SEO, the target is different: ranking on a results page and being quoted in an answer are separate outcomes. And if your brokerage handles marketing, brokerage citations name the brokerage. Compass appears in 86 of the 100 cities studied and draws more citations than the next two brands combined. Not one of them said your name.

How to Get Cited by ChatGPT as the Best Agent, in Order

Four things, in this sequence, because the later ones do not work without the earlier ones.

1. Be verifiable. An engine has to be able to confirm you exist and are who you say you are. That means one canonical name, brokerage, phone and service area repeated identically across your Google Business Profile, Zillow and Realtor.com and your own site. Inconsistent entity data is the most common reason a model will not name a real agent, and it is a separate piece of work from anything in this article.

2. Be readable. The page has to be text a crawler can fetch without running JavaScript. A best-of page that only renders in a browser is not a page as far as ChatGPT is concerned.

3. Publish the answer. This is where the best-of page comes in, and the rest of this article is about how to build one that holds up.

4. Get corroborated. Your own page saying you are excellent is one source, and one source is fragile. Reviews, local press and trade coverage saying something consistent with it are what make the first one credible.

Do Best-Of Pages Work for AI Search

The evidence says yes, with two caveats that matter more than the headline.

The pattern is strong. Agent sites carrying a ranking page were a small minority of those cited, yet they absorbed about a third of every citation an agent website received, and 18 of the top 25 most-cited agent domains had one. The pages Local Falcon identified read like this: top real estate agents in Las Vegas with the year attached, the complete agent buying guide for Tulsa, best agents in Winston-Salem as a side-by-side comparison, who is the best realtor in Kansas City.

First caveat. This is one study of one moment. Local Falcon measured August 2026, and the researchers were explicit that the data shows what AI cited, not why. Engines change. A tactic that works because models currently treat a published list as authoritative is a tactic that can stop working when models get better at judging who published it.

Second caveat, and the more important one. A list that exists only to name yourself first is thin content. The pages that hold up are the ones that would be useful if you were not on them. That is not a moral point, it is a durability point: a genuine comparison survives an engine getting smarter, and a self-congratulatory one does not.

What a Best Realtors Page Should Include

Six things. Everything else is decoration.

A real selection method, stated on the page

Say how you chose. Transaction count over a defined period, years in the market, review volume and rating, specialty coverage. A stated method is what separates a comparison from an advertisement, and it is the part a model can quote as a reason.

Agents you did not pick winning something

If every category resolves to you, the page is an ad. Name the agent who does the most luxury volume, the one who dominates first-time buyers, the one with the most reviews, even where that is not you. Being honestly second in a category is more credible than being first in all of them.

Verifiable numbers next to each name

Sales counts, years licensed, review counts with the platform named, price bands actually worked. A number a reader could check is a number a model can attribute.

Your own entry written like the others

Same fields, same tone, no adjectives you did not apply to anyone else. If your entry is three paragraphs and everyone else gets one line, that asymmetry is the tell.

A date and an update cadence

Put the month and year on it and revisit it. A 2026 ranking still live in 2028 stops being cited and starts being evidence you do not maintain your site.

Structured data that matches the visible page

An ItemList with each agent as a named entry, plus FAQPage markup if the page carries a real FAQ. Never mark up a name or figure that is not visible on the page, since Google requires structured data to mirror what a reader sees.

Publishing a comparison of other agents is lawful, and for Realtors the binding constraint is the Code of Ethics rather than any statute. Nothing here is legal advice, and a broker or attorney should review anything you publish about named competitors.

Two articles apply directly. Article 15 says Realtors shall not knowingly or recklessly make false or misleading statements about other real estate professionals, their businesses or their business practices, and the published case interpretations show market-share claims being tested against the actual MLS numbers. Article 12 requires presenting a true picture in advertising and public representations. Read together, the rule is simple: you may compare, and every comparative claim has to be accurate and supportable.

In practice: use figures you can document and say where they came from, do not characterize another agent's competence or results beyond what the data shows, and do not publish a number for a competitor you could not defend at a hearing. If another agent asks you to correct their entry, correct it.

There is also a disclosure dimension that has nothing to do with the ranking itself. The FTC's Consumer Reviews and Testimonials Rule targets, among other things, undisclosed reviews written by company insiders or their relatives, with penalties up to $53,088 per violation, and in December 2025 the agency sent warning letters to ten companies. Any testimonial or review on the page has to be real and any material relationship disclosed.

Should You Nofollow Links to Other Agents

No, if you link at all. Link normally to the agents you name, or do not link to them.

The reasoning is about what the page claims to be. A comparison page that links to each named agent's site is behaving like a resource. One that nofollows every outbound link while linking freely to its own pages is signaling that the outbound names are there for cover. Nofollow was designed for untrusted or paid links, and a competitor you chose to name as excellent is neither.

There is a small, real cost: you send some link value to competitors. In exchange you get a page a model can treat as a genuine comparison, which is the whole reason it works. One placement note from Search Engine Land's audit: about nine in ten of the short answer blocks in cited posts contained no links, so keep links out of the summary sentence and put them in the entries below.

What Makes a Page Quotable

Structure, mostly, and one piece of information nobody else has.

Search Engine Land audited 15 domains generating 7,500 ChatGPT referral sessions and found 72.4 percent of cited blog posts contained what it called an answer capsule: a self-contained answer of roughly 20 to 25 words placed directly after a question-shaped heading. It was the single most consistent predictor of citation in that dataset. Just over half of cited posts also carried original data, and the combination performed best. Only 13.2 percent had neither.

For an agent page, the answer capsule is the sentence directly under each heading that answers the heading. Under a heading asking who the best listing agent in a neighborhood is, the next sentence names one and says why in one line. The detail follows underneath.

The original data part is where agents have an advantage they rarely use. You hold information nobody else publishes: how long homes in one subdivision sit compared to the city figure, what share of your listings closed above asking last quarter, which streets flood and what that does to insurance quotes. One number that exists nowhere else gives a model a reason to cite you by name.

What Not to Do

Three things, and the third one recently cost people money.

Do not publish a list that ranks you first in every category with no method and no numbers. It is the version of this tactic that is easiest to copy and the first thing an engine update will discount.

Do not expect one page to work everywhere. Of the 3,757 agents named across the study, 82.6 percent appeared on exactly one platform. A best-of page is aimed at the engines that read the open web, which means ChatGPT, Gemini and AI Overviews rather than Google AI Mode, which reads Business Profile listings almost exclusively.

Do not buy manufactured mentions. Reddit's share of ChatGPT Search citations fell from about 3.83 percent to about 0.52 percent over roughly four days in mid-August 2026, an 86 percent drop, according to figures reported by HousingWire from the AI visibility firm Promptwatch, which was careful to note the data shows when the shift happened and not why. Agents who spent the first half of 2026 paying someone to seed threads with their name owned none of that. Posts written in the voice of a client who never worked with you also run straight into the FTC rule and Article 12. Publishing on your own domain cannot be deindexed out from under you by someone else's product decision.
