How AI Decides Who to Recommend
The three things every AI engine checks before it names an agent, and why you cannot fake any of them.
Someone asks ChatGPT who the best agent in your market is, and it answers with names. Behind that answer is a decision process, and understanding it explains almost everything about how our work is structured. It comes down to three things: be findable, be trusted, be the answer.
Be findable. AI engines are readers; large language models consume text at enormous speed, and that is all they do. Your website's structure, speed, and machine-readable signals determine whether AI can actually read about you. A site AI cannot parse might as well not exist, no matter how good it looks to humans.
Be trusted. Before AI names anyone, it cross-references. A website calling itself a real estate business is not enough; AI checks Zillow, Realtor, Google Business, and dozens of other places to confirm the business is real, established, and consistent. This is also why nobody can cheat their way in: AI can only be shown the truth. A brand new agent cannot be made to outrank a 20-year veteran, and a 20-year veteran with a weak web presence reads to AI like a brand new agent. The work is making your real reputation legible to machines.
Be the answer. With findability and trust in place, content decides who gets named. AI wants real, humanized, hyperlocal content that answers the questions people actually ask. Generic content about your city gets skipped; a grounded page about a specific neighborhood, written against what buyers there actually ask AI, gets cited.
Why every engine is checked. ChatGPT answers largely from a database its crawlers built over time; Perplexity searches the live web as you ask; Gemini leans on Google's own data, including reviews the others cannot always read. Each has quirks, which is why we track visibility across all of them rather than optimizing for one.
