Teams, Locations, and AI: Getting the Structure Right

One website, one profile per real location, everything pointing the same direction. Why that structure wins.

Teams and multi-location businesses have structural questions solo agents never face, and getting the structure right is worth real money in AI visibility. Three rules cover nearly all of it.

One website for the team. Your website carries most of the weight in AI visibility, and it works as the single source of truth: every agent, every specialty, every service area and neighborhood lives there. A fully optimized team site generates so much signal that every member benefits from every other member's success.

Which is why individual team member websites hurt. A team member's standalone website reads to AI as inconsistency: is this person a solo agent or part of the team? Not sure, AI moves on to someone it can resolve cleanly. Those personal sites almost always sit at zero traffic and zero authority, so the member gains nothing from keeping one and loses the recommendation power of the team's combined signal. Team members are more likely to be recommended by name through the optimized team site than through a site of their own. Member profiles on Zillow, Realtor, and the rest stay, and should all name and link the team, sending reviews and authority in one direction.

One Google Business Profile per physical location. GBPs are location-based by design, which cuts both ways. A single profile trying to cover an entire region loses hyperlocal relevance: someone searching in a city an hour away is not well served by your one distant pin. And every genuine physical office deserves its own profile with its own supporting footprint of citations, making the business unmistakably credible in that specific area. Reviews and replies should speak hyperlocal language too; naming the town and the neighborhood in responses feeds exactly what AI is checking for.

One practical note on Google's verification. Creating a profile or changing its address triggers Google's location verification, typically a video walkthrough recorded at the physical location. Worth knowing before any address change, and our team coordinates it when it comes up.
